Sealcoating is a thin protective layer, squeegeed or sprayed onto existing asphalt, that shields the surface from the three things that age it fastest at our elevation: ultraviolet exposure, oil and fuel staining, and water intrusion through hairline cracks. Cortez sits above 6,100 feet, which means far more direct UV exposure than asphalt sees at sea level — untreated asphalt here oxidizes, fades to a chalky gray, and turns brittle years faster than the same surface would at lower elevation.
